Ductwork and Duct Sealing in Alpharetta, GA

Serving Alpharetta homeowners from Windward to the Milton border, we find where your ducts are losing air and fix it right.

Ductwork and Duct Sealing for Alpharetta Homes

Ductwork and duct sealing in Alpharetta, GA is the process of inspecting, testing, and repairing the network of supply and return ducts that move conditioned air through your home. When those ducts leak or collapse, your system works harder, your rooms feel uneven, and your energy bills climb regardless of how new your equipment is.

If you have a room that never quite cools down in July or a utility bill that keeps rising even after you replaced your unit, the duct system is often the reason. Leaky or damaged ducts are one of the most common and most overlooked causes of comfort problems in Atlanta-area homes. Sealing them is one of the most direct ways to get your system performing the way it should.

A lot of the homes in the Windward area and along Haynes Bridge were built in the 1980s and 1990s with builder-grade flex duct that is now well past its best years. That duct was sized and installed for the original equipment. After one or two system replacements, the ductwork is often the weakest link in the whole setup.

All Purpose Heating and Air Conditioning has been doing this work for more than 35 years. We run Alpharetta and the north metro every week, about 30 minutes up GA-400 from our Atlanta base. We know the housing stock, we know the attic conditions, and we know what it takes to get the air where it belongs.

I had an emergency electrical outage problem in the kitchen/dining room area. The power outage affected the lights and several appliances. Ronnie performed a few troubleshooting tests of the breaker unit and outlets. He was ultimately able to pinpoint the source of the problem and discovered that the kitchen lamp fixture had a loose fluorescent bulb. After Ronnie tightened it, everything began to operate normally again. He was very thorough, professional, fair and courteous. I will contract his services for all my electrical needs in the future.

I received services twice this year from All Purpose; for the replacement of my AC unit and the replacement of my furnace and each time I received superb services. Mr. Rudy and Deron were in sync working together and making sure my home was cooling and heating accordingly. They also helped me set up my smart Thermostat and taught me how to use it, answering all my questions and concerns. Very reasonable priced and provide visual details of what's going on. I definitely highly recommend All Purpose Heating & Air Condition!

Signs Your Alpharetta Home Needs Duct Work or Sealing

Some problems announce themselves. Others hide in your attic for years while you pay for them every month. Here are the situations where ductwork is usually the real issue.

Rooms with weak or no airflow. If one bedroom barely gets air while the room next to it is fine, a collapsed flex duct run or a disconnected joint is a likely cause. This is especially common in older Windward-area homes where the original flex duct has had decades to sag, kink, or pull apart at the connections.

Dust that comes right back after you clean. Supply leaks in an attic or crawlspace pull in unconditioned, dusty air and push it through your vents. If you are wiping the same surfaces every week, your ducts may be the source.

High bills with a system that should be efficient. A newer unit with a solid SEER rating still cannot overcome duct losses. When conditioned air escapes into an unconditioned attic before it ever reaches a room, you are essentially air conditioning the attic. North Alpharetta summers are long and humid, and the system runs hard from May through September. Duct leaks make every one of those hours more expensive.

Visible damage in the attic. Crushed flex duct, gaps at the plenum, disconnected boots, and insulation that has slipped off older duct runs are all signs the system needs attention. If you have been up in your attic recently and something looked off, trust that instinct and have it inspected.

How We Handle Ductwork and Duct Sealing in Alpharetta

We follow a consistent sequence on every duct job because skipping steps is how problems get missed.

Inspection first. We go through the attic, crawlspace, or wherever your ducts run and look at every section. We check flex duct for kinks and tears, look at all the connections at the air handler and the boots, and note anything that has been patched with tape that has since failed. Duct tape, despite the name, is not a long-term solution for duct joints.

Leak testing. A visual inspection only tells part of the story. We test the system under pressure to find leaks that are not obvious to the eye. This tells us how much air is actually escaping and where the worst losses are concentrated.

Sealing with mastic. For joints and connections that are leaking but structurally sound, we apply mastic sealant. Mastic holds up to the temperature swings in an Alpharetta attic, where summer heat can push well past 130 degrees. It does not dry out and crack the way tape does.

Repairing or replacing damaged runs. Sections that are crushed, torn, or disconnected get repaired or replaced outright. There is no good way to seal a duct that has lost its shape.

Balancing and insulation. Once the leaks are addressed, we check airflow balance across the system. If duct insulation is missing or damaged, we address that too, because an uninsulated duct in a hot attic loses efficiency even if it is perfectly sealed.

Cost and timeline depend on how accessible your ductwork is, how extensive the leaks are, and whether any runs need full replacement rather than sealing. The best way to get a real number is to request your estimate.

FAQ

Common Questions Process

The cost depends on several factors: how accessible your ductwork is (attic height, insulation depth, how much of the duct is reachable without major work), how many leaks are present, and whether any sections need to be replaced rather than just sealed. There is no single flat rate that applies to every home. The right way to get an accurate number for your situation is to request an estimate so we can actually look at your system.

Most duct sealing jobs in a single-family home are completed in one visit. The timeline stretches when the ductwork is difficult to access, when the system is large, or when damaged sections need to be replaced rather than sealed. After we inspect your system, we can give you a clearer picture of what to expect before any work begins.

It depends on the condition of the duct material and how old the system is. Flex duct that is kinked, torn, or has lost its shape cannot be effectively sealed and should be replaced. Duct that is structurally intact but leaking at joints is a good candidate for mastic sealing and targeted repairs. In homes with original 1980s or 1990s ductwork, a full replacement sometimes makes more sense than patching a system that is failing in multiple places. We will tell you honestly what we find and what we recommend.

Yes. When supply ducts leak in an attic or unconditioned space, they can draw in attic air, insulation particles, and dust through gaps in the return side of the system. That air then gets distributed through your home. Sealing the duct system reduces the pathways for that contamination to enter the airstream, which is one reason homeowners with persistent dust problems often see improvement after a duct sealing job.

The most reliable method is a pressure test, where we seal the registers and use a calibrated fan to pressurize the duct system and measure how much air escapes. Beyond that, common signs include rooms that are consistently harder to heat or cool than others, a system that runs constantly without reaching the set temperature, and energy bills that are higher than expected for the size and age of your equipment. If any of those sound familiar, an inspection is a good next step.
