Ductwork and duct sealing in Alpharetta, GA is the process of inspecting, testing, and repairing the network of supply and return ducts that move conditioned air through your home. When those ducts leak or collapse, your system works harder, your rooms feel uneven, and your energy bills climb regardless of how new your equipment is.
If you have a room that never quite cools down in July or a utility bill that keeps rising even after you replaced your unit, the duct system is often the reason. Leaky or damaged ducts are one of the most common and most overlooked causes of comfort problems in Atlanta-area homes. Sealing them is one of the most direct ways to get your system performing the way it should.
A lot of the homes in the Windward area and along Haynes Bridge were built in the 1980s and 1990s with builder-grade flex duct that is now well past its best years. That duct was sized and installed for the original equipment. After one or two system replacements, the ductwork is often the weakest link in the whole setup.
All Purpose Heating and Air Conditioning has been doing this work for more than 35 years. We run Alpharetta and the north metro every week, about 30 minutes up GA-400 from our Atlanta base. We know the housing stock, we know the attic conditions, and we know what it takes to get the air where it belongs.
Some problems announce themselves. Others hide in your attic for years while you pay for them every month. Here are the situations where ductwork is usually the real issue.
Rooms with weak or no airflow. If one bedroom barely gets air while the room next to it is fine, a collapsed flex duct run or a disconnected joint is a likely cause. This is especially common in older Windward-area homes where the original flex duct has had decades to sag, kink, or pull apart at the connections.
Dust that comes right back after you clean. Supply leaks in an attic or crawlspace pull in unconditioned, dusty air and push it through your vents. If you are wiping the same surfaces every week, your ducts may be the source.
High bills with a system that should be efficient. A newer unit with a solid SEER rating still cannot overcome duct losses. When conditioned air escapes into an unconditioned attic before it ever reaches a room, you are essentially air conditioning the attic. North Alpharetta summers are long and humid, and the system runs hard from May through September. Duct leaks make every one of those hours more expensive.
Visible damage in the attic. Crushed flex duct, gaps at the plenum, disconnected boots, and insulation that has slipped off older duct runs are all signs the system needs attention. If you have been up in your attic recently and something looked off, trust that instinct and have it inspected.
We follow a consistent sequence on every duct job because skipping steps is how problems get missed.
Inspection first. We go through the attic, crawlspace, or wherever your ducts run and look at every section. We check flex duct for kinks and tears, look at all the connections at the air handler and the boots, and note anything that has been patched with tape that has since failed. Duct tape, despite the name, is not a long-term solution for duct joints.
Leak testing. A visual inspection only tells part of the story. We test the system under pressure to find leaks that are not obvious to the eye. This tells us how much air is actually escaping and where the worst losses are concentrated.
Sealing with mastic. For joints and connections that are leaking but structurally sound, we apply mastic sealant. Mastic holds up to the temperature swings in an Alpharetta attic, where summer heat can push well past 130 degrees. It does not dry out and crack the way tape does.
Repairing or replacing damaged runs. Sections that are crushed, torn, or disconnected get repaired or replaced outright. There is no good way to seal a duct that has lost its shape.
Balancing and insulation. Once the leaks are addressed, we check airflow balance across the system. If duct insulation is missing or damaged, we address that too, because an uninsulated duct in a hot attic loses efficiency even if it is perfectly sealed.
Cost and timeline depend on how accessible your ductwork is, how extensive the leaks are, and whether any runs need full replacement rather than sealing. The best way to get a real number is to request your estimate.
