Commercial HVAC Contractor Serving Metro Atlanta

Locally owned and licensed, serving business owners, property managers, and facility managers across Georgia for over 35 years.

Commercial HVAC Services for Metro Atlanta Businesses

A commercial HVAC contractor installs, repairs, replaces, and maintains heating and cooling systems in commercial buildings, including rooftop units, split systems, and building controls. All Purpose Heating & Air Conditioning provides that full scope of service across Metro Atlanta and the surrounding Georgia communities, working with business owners, property managers, and facility managers who need a reliable contractor they can call without explanation every time something goes wrong.

Commercial HVAC is not the same job as residential work. The equipment is larger, the stakes are higher, and a system failure does not just mean one family is uncomfortable. It can mean lost inventory, tenant complaints, code issues, or a closed business. You need a contractor who understands that and works accordingly.

All Purpose Heating & Air Conditioning has been doing this work for more than 35 years. We are locally owned, licensed and insured, and we handle both the repair side and the full replacement side of the job. Financing is available on complete HVAC systems, which matters when a rooftop unit fails and the capital budget was not ready for it.

If your building has a system that is aging, a tenant who keeps calling about temperature, or a maintenance situation that has been on the back burner too long, this is the right page. We work around business hours, we assess before we recommend, and we give you a straight estimate so you know what you are looking at before any work starts.

I had an emergency electrical outage problem in the kitchen/dining room area. The power outage affected the lights and several appliances. Ronnie performed a few troubleshooting tests of the breaker unit and outlets. He was ultimately able to pinpoint the source of the problem and discovered that the kitchen lamp fixture had a loose fluorescent bulb. After Ronnie tightened it, everything began to operate normally again. He was very thorough, professional, fair and courteous. I will contract his services for all my electrical needs in the future.

I received services twice this year from All Purpose; for the replacement of my AC unit and the replacement of my furnace and each time I received superb services. Mr. Rudy and Deron were in sync working together and making sure my home was cooling and heating accordingly. They also helped me set up my smart Thermostat and taught me how to use it, answering all my questions and concerns. Very reasonable priced and provide visual details of what's going on. I definitely highly recommend All Purpose Heating & Air Condition!

Signs Your Commercial HVAC System Is Telling You Something

Most commercial HVAC problems announce themselves before they become emergencies. The issue is that busy property managers and facility managers often see the early signs and keep moving. By the time the system goes down completely, the repair cost is higher and the disruption is worse.

Here is what to pay attention to:

  • Rooftop units running constantly but not keeping up. In a Georgia summer, a unit that cannot hold the setpoint during peak hours is working too hard. That usually means a refrigerant charge problem, a failing compressor, or a coil that has not been cleaned in too long. Left alone, it becomes a full replacement conversation in the middle of August.
  • Tenant comfort complaints that never fully resolve. One hot zone in a multi-tenant building is often a zoning or balancing problem, not a system failure. But if you keep getting calls about the same suite, the system is telling you something about ductwork, dampers, or equipment sizing that needs a real look.
  • A system that is out of warranty and on its third repair this year. At some point, repair costs add up faster than a replacement would have. If you are putting money into a unit repeatedly and the failures keep coming, that is a financial decision worth examining, not just a maintenance call.
  • A buildout or tenant improvement that needs new equipment. Reconfiguring a space changes the load. Adding walls, removing them, or changing occupancy can make the existing system wrong for the building it is now in.
  • No maintenance plan in place. If the only time a technician looks at your equipment is when something breaks, you are paying emergency rates and shortening the life of every unit on the roof.

None of these situations fix themselves. Catching them early keeps the repair smaller and the disruption shorter.

How We Assess, Repair, and Maintain Your Commercial System

Every job starts with a site walk. Before we recommend anything, we look at the equipment you have, how it is configured, and what the building is actually asking it to do. That means checking rooftop units, split systems, air handlers, and controls. We note equipment age, refrigerant type, filter condition, coil cleanliness, and any visible wear on capacitors, contactors, and blower motors. You get a real picture of where things stand, not a guess.

From there, we do a load and zoning review if the situation calls for it. A system that was sized for a different occupancy or a different layout may be working against itself. Getting that right before a repair or replacement saves money on the back end.

On the repair side, we handle rooftop unit service, split system repairs, refrigerant charge and coil service, condensate line clearing, and thermostat and building control coordination. If your building uses a programmable or networked control system, we work with what you have rather than asking you to start over.

On the replacement side, we manage the full job: equipment selection, removal of the old unit, installation, and startup. We coordinate rooftop access and crane needs when the equipment requires it, and we schedule that work to minimize impact on your tenants and your operation.

Preventive maintenance is available on a scheduled basis. Regular coil cleaning, refrigerant checks, filter changes, and belt and motor inspections catch the problems that cause emergency calls. We schedule around your business hours so the work happens when it is least disruptive. That is how a maintenance plan is supposed to work.

HVAC Service Across the Greater Metro Atlanta Area

All Purpose Heating & Air Conditioning serves commercial properties across Metro Atlanta and the surrounding Georgia communities, including Alpharetta, Conyers, Peachtree City, Newnan, and McDonough. Whether your building is close to the city or further out in the suburbs, we can get a technician to you and schedule work that fits your operation.

What drives cost and timeline on a commercial HVAC job varies significantly from one property to the next. Equipment type and tonnage are the starting point. A small split system and a large rooftop unit are different jobs in every way, from parts to labor to access. Rooftop access and whether a crane is required adds time and coordination. The number of units on a property, how the controls are integrated, and whether the work needs to happen after hours or on weekends all factor into the final scope.

There is no single number that applies to every commercial HVAC situation, and any contractor who quotes you a price without seeing the equipment is guessing. An estimate, based on an actual site assessment, is the only way to get a real number you can plan around.

If your system needs repair, our commercial AC repair service covers the diagnostic and fix for cooling systems that are underperforming or down. If the heating side is the issue, our furnace repair service addresses heating equipment problems before they become a bigger disruption. When you are ready to talk through your situation, request your estimate and we will get a technician out to take a look.

FAQ

Common Questions Process

Several things drive cost on a commercial HVAC job: the type and tonnage of the equipment, whether the unit is a rooftop system that requires crane access, the number of units involved, how the controls are integrated, and whether the work needs to happen after hours to avoid disrupting tenants or operations. Because those variables differ from one property to the next, an estimate based on a site assessment is the only reliable way to get a number that reflects your actual situation.

Timeline depends on equipment availability, the complexity of the installation, and site access requirements. A straightforward split system replacement is generally a faster job than a rooftop unit that requires crane coordination and controls integration. After-hours scheduling, which many commercial clients prefer to minimize tenant disruption, can also affect how the work is sequenced. We walk through all of that during the estimate so you have a realistic picture before work begins.

The decision usually comes down to the age of the equipment, the cost and frequency of recent repairs, and whether the unit can still meet the building's load demands. A system that is out of warranty and has needed multiple repairs in a short period is often closer to the replacement line than it appears. We assess the equipment during the site walk and give you a clear read on where it stands so you can make an informed call rather than guessing.

Yes. Preventive maintenance on a commercial system typically includes coil cleaning, refrigerant charge checks, filter changes, condensate line inspection, and review of capacitors, contactors, and blower motors. Catching those issues on a schedule reduces emergency calls and extends the working life of the equipment. We schedule maintenance around your business hours so it does not interfere with your tenants or your operation.

Yes. Reconfiguring a commercial space changes the load requirements, and the existing system may not be sized or zoned correctly for the new layout. We do a load and zoning review as part of the assessment process to make sure any new or modified equipment is matched to what the space actually needs. That step prevents comfort problems and efficiency issues after the buildout is complete.
